The most sought after new development for professionals. Check out these riverside apartments in the creative heart of Newcastle - Ouseburn Valley.
An opportunity to live in the creative heart of Newcastle-upon-Tyne…
With offices overlooking the Tyne on Newcastle’s Quayside, Urban BASE is an estate agency with a difference. Led by founder Jan Dale, this energetic property hub is our region’s equivalent to The Oppenheim Group (minus the drama).
They’re the sales team behind some of the North East’s coolest and most unique developments and as self-confessed property porn addicts, we’ve been eagerly awaiting the scaffolding coming down on Ouseburn’s Steenberg’s Yard – a new development of 2 and 3-bedroom homes that Urban BASE is selling. Spoiler: the scaffold will be coming down soon, revealing the impressive exterior in the coming weeks…
We don’t need to tell you that Ouseburn is now heralded (by The Guardian no less) as the Shoreditch of Newcastle-upon-Tyne and these gorge homes are right at the centre of the action, with achingly trendy architecture and large private terraces to boot.

So tell us about Steenberg’s Yard…
Ready to occupy this summer, Steenberg’s Yard is a development of 2 and 3 bedroom homes offering a unique standard of living right on the doorstep of Ouseburn Valley – one of the Sunday Times’ 2019 ‘Best Places to Live’.
The developer, PfP igloo, has taken inspiration from the site’s Danish links – Mr Richard Steenberg moved to the area from Denmark in the 1850s and started a warehousing business on the site. They’ve created homes that display Danish flair with clever use of space and natural light, alongside flashes of vibrant colours and generous outdoor terraces that have views across the river.
Steenbergs Yard looks set to be the hub of a vibrant and fun community at Ouseburn.

Danish-inspired architecture, private terraces and river views…
Designed by award-winning architects and urban regeneration specialists, Xsite Architecture, (the team behind projects including By the River Brew Co, Wylam Brewery and Rockcliffe Hall Spa Garden), the homes are energy-efficient, beautifully designed, flexible and our favourite bit – flooded with light.
Arranged across four levels, they are accessed from Ouse Street and each have generous open-plan living, dining and kitchen spaces leading to their own outdoor terrace. With flexible living and WFH set-ups top of our agenda right now, just IMAGINE a morning coffee on the terrace, or closing your laptop and enjoying a cold glass of wine after work. From a practical point-of-view, you can choose from BT or Virgin Fibre broadband to ensure super-fast and robust broadband for working, gaming and staying connected.
There are two 2-bedroom homes and twenty-six 3-bedroom homes to choose from. Let’s take a closer look…
There are only two 2-bedroom homes available so if you’re after one, act fast! One is an end of terrace with additional South-facing gable windows.
They’re accessed through their own front gate set back and on the same level as Ouse Street. When you set foot inside, you’re greeted by a gorgeous view through a contemporary living space to large glazed doors leading to your private outdoor terrace overlooking the river (you’re not dreaming).
A staircase to the bedrooms and bathroom above is accessed from the living/dining area.
There are 12 three-bedroom homes that are accessed through their own front gate set back and on the same level as Ouse Street. Enter these properties into a large open-plan living space with large glazed doors leading to the private open terrace looking over the river. Click the link below to take a 360º tour and imagine yourself cooking for friends or having a BBQ on your own private terrace.
The staircase to the bedrooms and bathroom above is accessed from the living/dining area.
One of these three-bedroom homes is an end of terrace with additional North-facing gable windows. The six most Northerly homes have extra-large outdoor terrace spaces.
3-bedroom upper duplex
There are 14 three-bedroom homes which are arranged across the upper levels of Steenberg’s Yard. These all boast an incredible top-floor open-plan kitchen, dining and living space with 3m ceiling heights – impressive heritage proportions that are rarely found in new homes. These also feature glazed doors leading to a private outdoor terrace with amazing views looking out over the Ouseburn and the river. These look set to be amongst the most sought-after properties in the city.
The front doors to these apartments are one level above Ouse Street and are accessed through a gate and exterior staircase set back from the street. Here you are led up to the bedroom and bathroom spaces and an additional staircase leading to the upper-level living space.
Two of these upper-level homes are end of terrace to the North and South with additional gable end windows.
PfP igloo applies environmentally sensitive thinking to every project using its Footprint® Sustainable Development Policy. Here’s what this means for Steenberg’s Yard:
The thermal efficiency of the homes at Steenberg’s Yard are a significant improvement on the performance required by current Building Regulations, reducing carbon emissions to the environment and reducing energy cost for homeowners. This development also includes triple glazed windows and insulated doors.
Heating is by A-rated combination gas boiler with 2 heating zones, wireless thermostat and a 7-day programmer. Electric induction hobs and appliances are A-rated, all lighting is LED and energy display devices for gas and electrical consumption all help you to fine-tune your energy usage in line with your lifestyle.
Sustainable travel is made easy with a shared lockable bike store and each parking space has access to EV charging.
The Ouseburn ecosystem has been also considered at every step. By working with an ecologist the developer has created new habitats amongst planted riverside gabion baskets and bird boxes, bat tubes, and nesting cups can be found throughout the site. Its diverse planting scheme introduces around 30 native species of trees bushes and plants, providing important food sources for birds and other wildlife and the lighting has been carefully designed and tuned for intensity and colour to reduce the impact on birds and bats.
Imagine waking up every morning in the heart of the Ouseburn Valley…
Close your eyes and imagine this perfect day: Start with a pastry from Northern Rye, and a coffee from Kiln. Wander down to the Quayside for a stroll along the river, before heading to the Cycle Hub to rent a bike for an hour and cycle along the Tyne. This will certainly work up an appetite so you head to Di Meos for some lunch and to check out their hot choc. After this, you spend a couple of hours wandering around The Biscuit Factory to check out all of the great local artists and creative work there (plus pick up a little treat from the shop). Afterward, you head to meet a friend at Hoults Yard and there’s no queue to pick up a doughnut from Proven Goods Co. You have a cheeky round of golf at Ghetto Golf (you win, of course) before heading for some cocktails and a delicious dinner at Michelin Plate restaurant Cook House. No need to get an uber home because, you live on the doorstep. Win.
Stay tuned for our guide to life at Ouseburn Valley, coming in the next couple of weeks.
