Ouseburn Valley top of your to-live list? Here’s how you can make the dream a reality…

You may have heard about Steenberg’s Yard – the most sought-after new development of riverside apartments in Newcastle’s Ouseburn Valley. Well, here’s how you can buy one

We don’t need to tell you that Ouseburn is now heralded as the Shoreditch of Newcastle (by The Guardian, no less), and there are more than a couple of reasons to live in this little nook of the North East. (Don’t believe us? Give our article on 51 reasons to live in the Ouseburn Valley a little read).

So, naturally, when we first found out Urban BASE – the sales team behind some of the North East’s coolest and most unique developments – had teamed up with renowned property developer PfP igloo for a new development in the area, our interest was piqued.

Fast-forward some months and now Steenberg’s Yard is almost ready to occupy – officially opening its doors to new residents this summer. And with achingly trendy architecture – we’re talking that Danish flair for using space and natural light – and large private terraces that look out over the River Tyne, we’re pretty sure they’re going to be popular. Scratch that, we know they’re already popular – more than 50% of the properties available here have already been sold.

Steenberg’s Yard has been designed by award-winning architects and urban regeneration specialists, Xsite Architecture, (the team behind projects including By the River Brew Co, Wylam Brewery and Rockcliffe Hall Spa Garden). With three-bedroom duplexes still available (all the two-beds have been snapped up, we’re afraid), all arranged across four levels…accessible via Ouse Street, these riverside apartments offer generous open-plan living, dining and kitchen spaces that are energy efficient and flooded with natural light.

With flexible living and WFH set-ups top of our agenda right now, just imagine a morning coffee out on your very own terrace, or closing your laptop and enjoying a cool glass of wine after work.

But enough of the daydreaming – how do we get our hands on one of these babies?! We caught up with Gavin, Chloe and Julia, the dedicated team of property specialists at Urban BASE New Homes, to find out…

We’re interested in buying one of the apartments at Steenberg’s Yard. What’s the first thing we should do?

Julia: ‘Contact one of our team for your own virtual tour and insight into this cool, urban scheme. Once we’ve reviewed Steenberg’s together, we usually have a captive audience who need to know more! Then we can meet and go through the finer details, including the beautiful range of materials here and the fabric of the building.’

Should we speak to a mortgage advisor before a sales executive? Or vice versa?

Chloe: ‘They really do go hand-in-hand. The mortgage specialist will ask about the property too, so it’s all part of the buying journey and can involve a few meetings to find the right lending product to match your perfect property.’

What mortgage options are available?

Gavin: ‘We’re in exceptional circumstances and the mortgage market is changing every day now. But interest rates are still low with a good range of products available, including 95% mortgages. So even if you haven’t got a high deposit saved, there’s still the potential to buy here.

‘The mortgage specialists at Safeguard offer their advice seven days a week to the prospective buyers at Steenberg’s Yard. This can be remote: by phone or via zoom call and all in the comfort of the buyers’ own home. It really is an easy and safe process.’

Say we’re single – how does (or should) that change our approach to buying one of these properties?

Julia: ‘The Ouseburn Valley is becoming synonymous for being such a wonderful community of diverse residents. So whether single, part of a couple, starting your first move or retiring, the community spirit in Ouseburn will really make you feel at home.’
